A Place for Guests
The B&B would ideally be in the same architectural time frame as the house which will help to maintain the character of the property. I envision an old southern plantation type of entrance, which would not only be large enough for the number of guests, but it would also maintain an excellent first appearance for guests. Quality and classic interior design would be key. Ideally there would be enough room for the maximum number of guests on the property at any time. Group rates would apply and guests of the same event would be in the same wing to maintain that community feel. If the house could be something that was moved and refurbished that would be ideal, but new build might need to be a reality.
The B&B would be right at the entrance of the property so that all cars would stay in the appropriate area and all guests would walk to the various event spaces. There would also be a verandah and patio on the back that would look out onto the trees and the river behind/below. In the patio there will be a fire pit and places to sit and just enjoy the outdoors. Ideally guests would be staying for a night or two. Feeling free to wander the gardens in their free time and sit in the restaurant which would be a short walk away, Possibly under a wisteria tunnel.
The surrounding to the B&B would be critical because this would be the first part of the property that guests will see. This is also where all the parking would be, so that will be a challenge. The parking will be a gravel area to keep costs low and because this is a garden/farm. Then there needs to be an entrance with flowers and character to draw people in from the highway. There is quite a lot of space from the existing entrance and utilizing that fully will be the trick to this area.
